<h2>Small Rental Assistance Program</h2>
<p>The State of MS has introduced the <a href="http://www.mississippi.org/content.aspx?url=/page/3690&amp;">Small Rental Assistance Program(SRAP)</a> which provides loans to owners of small rental properties on the Mississippi Gulf Coast in order to assure these property owners provide affordable rental housing in the counties most affected by Hurricane Katrina. $262,500,000 has been allocated for this program, which will help in the repair, rehabilitation, and reconstruction of the affordable housing stock in the areas most impacted by the storm.</p>
<p>Participants in SRAP are eligible for <strong>forgivable loans</strong> of up to $40,000 per unit for properties that participate in the program. Participants are required to rent their property to tenants that meet the certain rent requirements for a 5 year period in order to have the loan forgiven.</p>
<p><strong>Loans are paid after construction, as cash to the applicant, no payments are required on the loan during the 5 year rental period.</strong></p>
<p>The SRAP program has a limited application period</p>

<h2>Go Zone Benefits</h2>
<p>Tax Saving Strategies</p>
<p>This legislation provides government incentives and support to individuals and businesses doing business in the areas that were materially damaged by the storm, mostly counties in central and southern Mississippi and Louisiana. The key provisions of the GO Zone Act are outlined in IRS Publication 4492, pages 12-13.</p>
<p>Out of state investors are most interested in the bonus depreciation provision, which stipulates that individuals and certain corporations can purchase qualified investment property in the GO Zone and receive bonus depreciation of 50% in addition to the standard depreciation deduction they would normally take. This provision enables investors to defer payment of federal income tax on substantial amounts of income, and invest in real estate with outstanding return on investment potential if the investments are chosen wisely.</p>
<p>If you&#8217;ve made it this far, you&#8217;ve probably hit the &#8216;this sounds too good to be true&#8217; stage, maybe you are asking yourself:</p>
<p>- Can I really get a 150k home with 10% down AND have the builder kick in 11k in cash when the home is completed? That&#8217;s only 5k out of pocket!</p>
<p>- Are there really private investors willing to finance loans at market rates, without the market hassles. I thought 90% LTV - stated loans were gone&#8230; not any more!</p>
<p>- Is the Government really paying CASH to investors that help provide affordable housing to the thousands hit by Katrina? $40k forgiveable loans for 4 bedroom home, $73k for 3 bedroom duplexes.</p>

We are in need of a Closing Specialist to  arrange closings, loans, contracts, and other administrative tasks. Here is the job description.</p>
<p><strong>Closing Specialist</strong></p>
<p><em>Experience</em></p>
<p>Strong real estate experience and computer skills are required. The most likely candidates would be a real estate agent, escrow officer, or a loan officer.  </p>
<p><em>Hours</em></p>
<p>Part-time (30 hours/week) to begin with the strong likelihood of becoming full time in the next 3-6 months.</p>
<p><em>Duties</em></p>
<p>Contract work- Make sure that all contract paperwork is filled out properly between buyers and sellers. Work with out of state buyers in mailing of documents and necessary forms.</p>
<p>Financing- Most of our buyers require interim/hard money loans to finance their purchases. There is a considerable amount of paperwork needed to setup these loans along with LLC filings for new clients and the collection of W-2&#8217;s, tax returns, and asset verification.</p>
<p>Arranging Closings- Make sure buyer, seller, lender, title attorney, and insurer are all on the same page and that closings go quickly and smoothly. Review settlement statements for errors and collect documents for Streetvestor filing and recording.</p>
<p>Administrative- Filing paperwork, postings ads on the internet, answering phone calls, coordinating utility transfers, and other necessary office work.</p>

I just got off the phone with my BANKER. My banker, the guy who is always telling me why a deal isn&#8217;t good enough to fund or how we should mover slowly and cautiously. The guy who wants to cut back my credit line just because he has a feeling. The guy who went to &#8220;fear mongering&#8221; school for bankers. He just called me and said &#8220;Edwin, this market is so cheap, I&#8217;m thinking about buying a couple of rentals myself, what do you think?&#8221;</p>
<p>I think if my banker is buying than it must be a good time to buy.</p>
