Title attorneys make their money in volume. They can often have as many as ten closings in one day. Bigger title attorneys will have multiple “closing agents” that will handle most if not all of the work on the closing. If you are working with an attorney that assigns a closing agent to your closing, you will likely not even speak to the attorney until closing. Respect the closing agent’s time. They are often paid an hourly wage with no bonus for closing a deal. If you cause them grief they will put your file on the bottom of the stack and take days to return your phone calls. Do not spring changes on them at the last minute and expect a quick response. In fact, you should do anything in your power to make working with you a breeze for the closing agent. One agent in our office called to check on the status of a closing that afternoon. The closing agent quipped that she was so busy she was not going to be able to leave for lunch. The BD agent went and picked up lunch for the closing agent and the rest of her office. Not only did his closing go smoothly that afternoon, but his calls were returned faster than before and his future title work orders came in quicker. If the closing agent is running into title work problems offer to do some of the legwork to clear them up. Often you manager can help you figure out how to clear the problem in a day or two when the closing agent may have taken a week to get around to it. Take care of your closing agents and they will take care of you.
